Staying compliant in 2026
  • The Renters' Rights Act has replaced fixed-term tenancies with rolling periodic tenancies in England and ended Section 21 evictions.
  • Deposits must be protected in an approved scheme with prescribed information served promptly.
  • Wales operates its own Renting Homes framework with occupation contracts. We work across both systems daily and keep your tenancy paperwork current on every change.

  • Tenant Find. For landlords who manage their own property but want the right tenants: marketing, viewings, referencing and tenancy agreements.
  • Rent Collection. Everything in Tenant Find, plus timely rent collection, payment queries and financial management.
  • Fully Managed. The complete hands-off service: tenant sourcing, rent collection, inspections, maintenance coordination and ongoing compliance support, increasingly valuable under the Renters' Rights Act.

Support for tenants

Fees and deposits, explained
  • Your tenancy deposit is capped by law at five weeks' rent, or six weeks' where the annual rent is £50,000 or more. It is held in a government-approved protection scheme and returned at the end of the tenancy less any deductions we can evidence.
  • You typically pay your first month's rent in advance before moving in.
  • There are no hidden tenant fees for referencing or setting up a tenancy. Every cost is explained upfront, in line with current UK letting regulations.
